Cologne's real estate market: marketing duration sinks, prices stable!

The focus is still on developments in the Cologne real estate market. The numbers are currently showing a remarkable decline in the marketing period for residential properties in the city. According to Antenne NRW, the average marketing period for condominiums is now 74 days, while single -family houses are sold after around 75 days. That sounds promising for sellers, right? Compared to the fourth quarter of 2024, the marketing period for condominiums decreased by 14.9 percent and 12.8 percent for single -family houses.

The available properties seem to be scared in the cathedral city, because in the first quarter of 2025 there were just 1,995 apartments and 725 single -family houses on the market. This means a decline of 27.1 percent in condominiums and 23.5 percent in single -family houses compared to the last quarter of 2024. One could say there is less choice, and that could bring buyers to the limits of their possibilities.

Despite the decreasing number of offers, real estate prices in Cologne remain stable. According to the information from Certa report, the average price for a condominium in 2024 was 339,854 euros, which corresponds to an increase of 2.6 percent. However, the location is slightly different for single -family houses, here the price in 2024 fell by 1.2 percent to an average of 607,803 euros.

The high-quality condominiums and penthouses are particularly popular in popular locations, such as in the Altstadt-Süd or Rheinauhafen, where prices can be between 1.2 and 6 million euros. Young professionals are particularly attracted to the center close to the center such as the old town Nord and Deutz, in which old building apartments cost up to 9,700 euros per square meter. A look at the quieter parts of the city, such as Dellbrück or Holweide, shows an attractive price range for semi -detached house halves from 650,000 euros. The tendencies here are clear: the rental market shows an upward trend with stronger increase rates in residential properties compared to commercial properties. It turns out that good locations in particular can achieve up to 15 euros per square meter.

This is also evident in the numbers of Statista, who have analyzed the development of rental prices in the past five years. In Cologne city center, around 11 to 12 euros per square meter should be expected. However, rental prices have increased less than other major cities in Germany.

In summary, it can be said that the Cologne real estate market is currently experiencing an exciting, albeit challenging phase. The increased demand and the reduced supply indicate that both buyers and tenants can expect a high quality of life and shortened marketing times. However, the development remains to be seen, especially under the influence of building interest rates and new building potential. The market offers both opportunities and challenges for everyone involved - there is definitely something to think about!
