Cologne's real estate market: marketing times are falling, prices are stable!

Developments on the Cologne real estate market continue to be the focus. The figures currently show a notable decline in the time it takes to market residential properties in the city. According to Antenne NRW, the average marketing period for condominiums is now 74 days, while single-family homes are sold after around 75 days. That sounds promising for sellers, right? Compared to the fourth quarter of 2024, the marketing time for condominiums fell by 14.9 percent and for single-family homes by 12.8 percent.

The available real estate appears to be becoming scarce in the cathedral city, as there were just 1,995 apartments and 725 single-family homes on the market in the first quarter of 2025. That represents a decline of 27.1 percent for condos and 23.5 percent for single-family homes compared to the last quarter of 2024. You could say there is less choice, and that could be pushing buyers to the limits of their options.

Market prices and demand

Despite the decreasing number of offers, property prices in Cologne remain stable. According to information from Certa reports, the average price for a condominium in 2024 was 339,854 euros, which corresponds to an increase of 2.6 percent. However, the situation is slightly different for single-family homes; here the price fell by 1.2 percent to an average of 607,803 euros in 2024.

The high-quality condominiums and penthouses in popular locations, such as in Altstadt-Süd or Rheinauhafen, are particularly popular, where prices can range between 1.2 and 6 million euros. Young professionals are particularly attracted to districts close to the center such as Altstadt-Nord and Deutz, where apartments in old buildings cost up to 9,700 euros per square meter. A look at the quieter districts, such as Dellbrück or Holweide, shows an attractive price range for semi-detached houses starting at 650,000 euros. This makes people want to live, especially since the quality of life in Cologne remains high.

On the rental market

Where is the rental market headed? The trends here are clear: The rental market is showing an upward trend with higher rates of increase for residential properties compared to commercial properties. The average rental price is now 12.6 euros per square meter, which means an increase of 1.69 percent compared to the previous quarter and 5.97 percent year-on-year. It turns out that good locations in particular can achieve up to 15 euros per square meter.

This is also reflected in the figures from Statista, which analyzed the development of rental prices over the last five years. In Cologne city center you should expect around 11 to 12 euros per square meter. However, rental prices have risen less sharply than in other major cities in Germany.

In summary, it can be said that the Cologne real estate market is currently experiencing an exciting, albeit challenging, phase. The increased demand and reduced supply suggest that both buyers and tenants can expect a high quality of life and reduced marketing times. However, developments remain to be seen, especially under the influence of building interest rates and new building potential. The market offers both opportunities and challenges for everyone involved - there is definitely something to think about!
