Bickendorf is planning new living space: apartments and businesses on the former site
An exciting development is underway on one of the most prominent properties in the west of Cologne. The 17 hectare area in Bickendorf, which was once known for the perfume production of companies such as Coty, Procter & Gamble and Mülhens, will in the future accommodate a variety of residential and commercial areas. After the 4711 brand moved to Stolberg in 2007 and the Coty factory closed in summer 2022, Instone Real Estate has now taken over the site. Cologne City Gazette reports that this area represents the largest available urban development area in the region.
An innovative mix of residential and commercial use as well as a generous green open space is planned, which will contribute to the upgrading of the district. At least 30 percent of the newly built apartments are intended as subsidized social housing in order to offer access to various sections of the population. In addition, the reorganization of the area should allow smaller retail businesses, while large retail areas over 800 square meters will be excluded. The establishment of a fully inpatient long-term care facility is also being considered.
Public participation and future planning
In order to incorporate citizens' wishes into the planning, three public events on the future use of the site are planned for autumn and winter 2024. The people of Cologne can contribute ideas and suggestions for development. The participation portal “meinungfuer.koeln”, which will be open from November 1st to 15th, 2024, offers a safe forum. The city of Cologne and Instone Real Estate are planning a collaborative process together to design a future-oriented urban district.
The area between Venloer Straße, Wilhelm-Mauser-Straße and Akazienweg is intended to develop a lively character in its future use. The first two events have already provided valuable information on sustainable usage concepts. The aim is to translate these ideas into a spatial model, which is also in line with the requirements of sustainable urban development.

The planned development on the Bickendorf site is an example of the challenges that must be overcome when creating new living and working spaces. It is important to reconcile social, economic and environmental demands.
The urban development committee of the city of Cologne will pass an important resolution on June 26th to draw up the development plan for the area. In addition to housing, this plan should also take into account daycare centers, local amenities and public green spaces.
