VIVAWEST is creating over 200 new apartments in Cologne-Rodenkirchen!
Something is happening on the housing market in Cologne: The Gelsenkirchen housing company VIVAWEST has acquired two building sites in the Rodenkirchen district and is ambitiously planning to build over 200 new apartments. This initiative, which is part of the larger project in the Ringviertel, is being driven by Bauwens Development and Convalor project partners. This will significantly expand the range of housing available in the city, where the demand for living space is increasing. We also have to keep in mind the situation in Cologne: the supply is still scarce and people are desperately looking for their new home.
Bastian Brusinski, Head of Portfolio Management at VIVAWEST, is aware of the importance of this development: “Cologne is a highly sought-after location,” he says, “and we want to help ensure that families, young professionals and people with low incomes can also live here.” A mix of publicly subsidized and privately financed apartments is aimed for and should meet the different levels of demand.
New living concept in the Ringviertel
The project envisages the construction of four residential buildings with a total of 209 units, with 51 of these apartments being publicly subsidized and price-controlled for low-income households. The entire area covers around 14,400 square meters and is centrally located on Ringstrasse in Rodenkirchen. The planned completion of the apartments is scheduled for mid-2029.
All new buildings will comply with the 40 QNG efficiency house standard and be equipped with modern heat pumps and photovoltaic systems, which not only ensures environmental friendliness, but also low operating costs. An underground car park with 136 parking spaces will also be part of the project to provide the new residents with convenient parking options.
Public spaces and Christian educational institutions
Public green spaces and play areas are also integrated into the planning, ensuring a family-friendly environment. But that's not all! Additional living spaces and a daycare center could also be built on the remaining building sites 3 and 4. This additional infrastructure will help create a vibrant and attractive living environment that appeals to both young and old.
The city of Cologne has already approved the development plan for the entire area at the end of 2024, and those responsible are hoping that the state funding will be made available quickly so that the subsidized apartments can be built quickly. Markus Greitemann, councilor for planning and building in Cologne, spoke positively about the progress and emphasized the urgency of implementing these residential projects quickly.
Future prospects and funding programs
North Rhine-Westphalia relies on supporting housing construction with low-interest loans in order to create urgently needed living space. Other projects in the city should also benefit. Whether it is new buildings or adaptations of existing living spaces - the support should primarily benefit households with low incomes in order to bind them to Cologne.
VIVAWEST is not only expanding in Cologne, as the company currently manages around 4,900 apartments in the cathedral city. Construction on the new project is scheduled to officially begin in early 2026, and the city is looking forward to what will emerge there.[ it-boltwise ] reports that a lot of emphasis is placed on sustainability and quality of life during the implementation.
