Cologne housing cooperative buys Cologneo III: A strong sign for Mülheim!
Something is happening in Cologne: The Kölner Wohnungsgenossenschaft eG has landed a large project. On July 7, 2025, she acquired a property from the Adler Group in the Mülheim district, which looks almost inviting at around 7,270 square meters. The area, located on Deutz-Mülheimer Straße, is not only a lucrative investment, but also part of a comprehensive development plan to transform the local infrastructure. The new residential area “Cologneo III” will be built here in the near future.
The Cologne housing cooperative plans to build a total of around 300 apartments. A significant proportion of the apartments are supported with public funds, which sends a strong signal for the ongoing commitment to affordable housing in the cathedral city. The aim is to address a broad target group and to offer both privately financed and subsidized apartments. Christoph Moossen, CEO of KWG, emphasizes the importance of this new building project, which is considered a new milestone in the development of a dynamic district.
Living by the water and strengthening the local economy
The location of the property could hardly be better: directly on the Rhine and with excellent connections to Cologne city center, the residential area will certainly be a new attraction. The local economy will also benefit from the district development. Experts are already analyzing that the new housing development could increase demand for local services and create new jobs. This makes it clear: Not only is construction taking place here, but the economic dynamism of the Mülheim district is also being promoted.
With this initiative, the former industrial area where Deutz AG once produced engines is being transformed into a modern, lively living space. Such developments do not fall out of thin air, but require a supportive dialogue between investors and local politicians, which is not always easy in Cologne. The challenges in city administration are diverse, as the difficulties in implementing independent projects show.
Neighborhood development as part of a larger vision
The developments in Mülheim are part of a larger framework. Civil society initiatives are becoming increasingly important in order to jointly design not only individual projects, but also entire city districts. Groups like KLuG or the WandelWerk Initiative are actively committed to driving transformation in their neighborhoods. These movements are strongly based on the principles of the Leipzig Charter and invite a common good-oriented, cooperative and transformative urban development.
Overall, it shows that the Kölner Wohnungsgenossenschaft eG's decision for the “Cologneo III” is not only good business, but also represents an important step in the right direction for Cologne. The combination of subsidized and freely financed housing could serve as a model for future urban projects and increase the chances of sustainable urban development. Those responsible have shown a really good hand.
